In October 2025, a vital change in UK housing legislation will come into force – Awaab’s Law, a landmark step towards ensuring that tenants live in safe, healthy homes free from the dangers of damp and mould. What Is Awaab’s Law?

Awaab’s Law is named in memory of Awaab Ishak, a two-year-old who tragically died in 2020 due to prolonged exposure to mould in his family’s rented home. His death sparked national outrage and led to calls for stronger action on poor housing conditions – particularly mould, damp, and disrepair that often go ignored or inadequately addressed.

The law mandates that social housing landlords must investigate and fix reports of damp and mould within strict timeframes, with similar expectations to be applied to private landlords.

Although the full details are still being finalised, current proposals suggest:

Urgent health and safety issues (like severe mould) must be investigated within 14 days.

Repairs must be started within 7 days of inspection.

All work should be completed within a reasonable time, typically 21 days in total.

What Does This Mean for Landlords and Agents?

Landlords – whether in the social or private sector – will soon have a legal obligation to act promptly on any signs of damp and mould. Failing to comply could lead to enforcement by local authorities, penalties, and – most importantly – potential risks to tenant health.
